How much does it cost to build a Passivhaus?

One of the biggest misconceptions about Passivhaus is that it has to cost significantly more to build.

For many people considering a self-build, the fear isn't simply “I don't know what it will cost.”

It's “What if Passivhaus makes the whole project unaffordable?”

It's a fair question — and one we think deserves a proper answer based on real projects and real construction costs.

In 2025, we completed two very different Certified Passivhaus homes:

🏡 Anchorage Passivhaus — £3,471/m²

🏡 Knossington Passivhaus — £3,932/m²

Both achieved Certified Passivhaus. Both were completed in 2025.

And, as the graph shows, the underlying construction costs across the main elements were remarkably comparable.

The projects themselves couldn't have been much more different.

Anchorage was built on a steep riverside site with difficult access, within a Conservation Area and surrounded by listed buildings.

Knossington benefited from a more generous and straightforward site, but the clients chose to invest more in their finishes and final specification.

That helps explain the difference in the final £/m².

Look at the graph and you can see how the costs break down across the major elements — substructure, structure, envelope, building services, finishes and more.

The important message for anyone considering a Passivhaus self-build is this:

Passivhaus doesn't automatically mean an expensive house.

The cost is influenced by the site, the design, the structure, the specification, the procurement route, the contractor — and, importantly, the decisions you make about where to spend your money.

This is where having an experienced architect matters.

At Habitat+ Architects, we don't just understand the principles of Passivhaus. We have recent, real-world experience of designing, procuring and delivering Certified Passivhaus homes — and understanding what they actually cost to build.

Our job is to guide you through that minefield, help you make informed decisions and keep control of costs as the project develops.

Because a high-performance home shouldn't feel financially out of reach.

Thinking about building your own Passivhaus? Let's start with the numbers.

We can help you understand what your project could realistically cost, where the biggest risks are likely to sit, and how to make the right decisions before you commit to a design.
